Once the budget is established for a project the work to maintain that and fit the program and design within it makes a cost specialist invaluable. Lone Star has a team of certified professional estimators to help with this most critical piece of the overall project.
Project planning begins with price. Current cost indexes and expected trends can help to determine where and when the best time to build may be. After measuring the market and determining to build, a feasibility study may be used at a conceptual stage. The study will develop budget estimates and schedules from which the project will be built. Accurate and astute data is the key to success.
Safety is our top priority once the first shovel strikes the ground. Schedule and budget parameters are also of great importance and tightly monitored through owner-architect-contractor team meetings along with analysis independent of the design team and/or construction management/general contractors..
It is imperative that operators be involved as early as possible. Opening a sports facility involves more than simply handling over the keys. Training is necessary before and after Opening Day from the professionals who know the comprehensive aspects of their products.
With vast experience working on multi-million dollar projects with a variety of nationally-recognized general contractors, construction managers, and design-builders, we understand the myriad of ways to contract and build projects. Estimating: As with the cost of the project, the estimating process must make everything including the design and program and —most relevant at this stage— the materials, means, and methods, fit within the budget and the divisional breakdowns within that. Lone Star provides a skilled estimation process with certified professionals.
Scheduling: Just as cost goes with estimating, the schedule has to be planned. It may sound redundant, but Lone Star excels at breaking down all components into small tasks and getting all members of the team involved. Through years of experience with complex and short time frames, as well as huge 12,000-item schedules, we know how to take you from start to finish seamlessly.
Facility efficiency and longevity should be leading considerations in early planning stages – not once the utility and repair bills begin arriving. Adherence to current practices, regardless of level of certification sought, will enable a system of checks and balances for the quality of materials, workmanship, and environment related to patrons and operators.
